The Activities of an Interior Architect

Activities
As a rule the project activities start by drawing up the programme of requirements and finish with the completion. In various stages the contribution of third parties may be required. This applies for example for making calculations regarding the construction and installations, and the supervision by site foremen.

Programme of Requirements
The programme of requirements which includes for example the requirements for use, spacial requirements, the budget and other preconditions, forms the basis of the design. It is important that the programme of requirements is complete and that the various parts of the programme make up a well-integrated whole. The interior architect will not start working on the preliminary design before he has verified whether the programme of requirements is consistent and feasible within the budget and the period agreed. The programme of requirements consists, among other things, of:
1 Your personal preferences and requirements: design, layout, expectations of the final result, budget, time schedule, et cetera.
2 Requirements of third parties: permits, preconditions regarding planning and urban development, the environment,
working conditions, fire regulations, et cetera.
3 Details on the existing situation: existing drawings or measurements of floor plans,
constructions and such, the assessment of the constructional and/or functional condition, et cetera.
If you are not able to formulate the programme of requirements yourself, the interior architect can assist you with this. After each consecutive stage of the design process, the interior architect will check whether the design still corresponds with the programme of requirements.

Preliminary Design
In the preliminary design stage, the interior architect works out the ideas into a rough three-dimensional and architectonic representation on the basis of the programme of requirements. Key elements in this stage are the main layout and the distinctive spacial components and finishing. This stage also includes a preliminary estimate of the costs. The preliminary design must present you with a clear idea of the interior concept. Once you have approved the preliminary design, this will almost literally form the basis of everything that follows.


Final Design
In the final design stage the preliminary design is further developed by the interior architect. The final design contains drawings in which the layout of the building and the interior components have been laid down in detail. Also, materials, finishing, colours, decoration, furnishing and accessories are described. On subjects such as construction, heating, ventilation and electricity, the interior architect will obtain expert advice if necessary, but he sees to the correct integration of all these components. This includes another estimate of the construction costs. Obviously, in this stage all national and regional requirements, standards and regulations that apply to the realisation of the design at this specific location are taken into account.

Preparation of the Work
In the stage of the preparation of the work all the information is collected that is necessary for carrying out the project. If the project contains constructional work, the interior architect will also handle the application for a building permit. The Housing Act describes the information to be submitted with the application. The building plan is assessed by the municipality on the following aspects: urban development regulations; the zoning plan; urban aesthetics criteria; functional provisions and constructional requirements in the area of safety, health, functionality and low-energy. The application for a building permit must be dealt with within three months after the date on which the application was declared admissible. During or immediately after the permit procedure the specifications and the budget are drawn up. The specifications include drawings and descriptions that make up a precise guideline for the implementation of the project. All the materials to be used are described, as are all the tasks for the contractor, suppliers and installers. The specifications also include precise descriptions of the planning for the construction or layout.

Price and Contract
The specifications make up the basis for the assignment to one or more parties carrying out the work. These may be a constructional contractor, or a completion or interior construction firm, or a supplier of interior products. Also a combination of various parties is possible; in this case agreements must be made on the responsibilities of and the co-ordination between the parties. After one or more parties have been granted an assignment, the final details will have to be worked out. Sometimes the party carrying out the work has useful suggestions on the completion, and will propose changes to the interior architect in order to negotiate the most favourable price.

Execution
The interior architect has completed the design part of his work and will now manage the execution of the work. Because, although everything has been laid down in the specifications that have been signed by the parties, it is quite possible that in the course of the execution unforeseen circumstances occur. In such a situation the interior architect will give advice, guard the time schedule, supervise the co-ordination between the parties involved in the execution and check the material supplied. This comprehensive supervision is referred to as management. If required for the proper fulfilment of the assignment, the interior architect will use one or more site foremen to assist him in supervising the execution of the project. In case of extensive or complex assignments the management of the project can also be assigned to a third party, for example a construction management bureau. In this case the interior architect will remain involved in the execution as aesthetic advisor, and will advise, irrespective whether he is requested to do so, the manager and the client on the realisation of the design.

Completion
Once the work has been done, the project is transferred to the client. This is referred to as the completion. The completion time has been laid down in the contract with the party or parties carrying out the work. Before the completion there is a detailed inspection to determine whether everything has been carried out according to the quality standards required. The inspection is usually held shortly before the completion date. For the completion the managing interior architect draws up a report of all the shortcomings which have to be repaired before the completion. Of course the manager will also check the final settlements of the contractor and any subcontractors and suppliers. The price of contract variations will also be critically analysed in order to provide the client with payment advice.

Our membership of the Dutch trade association of interior architects guarantees that our interior architects are officially registered. This means that the relevant training requirements the law attaches to the title of architect have been met.
BNI members have agreed on the way in which they conduct their profession. These agreements are laid down in the Rules of Conduct. The Rules of Conduct determine how the members act professionally, and how they act towards society, their clients and their colleagues.
